In short
Roofs in Spaarndam
A village cut in two by a municipal boundary, and therefore served by two desks.
Spaarndam is a village of a few hundred houses split across two municipalities. The boundary runs through the core: Spaarndam-West belongs to Haarlem, Spaarndam-Oost to Haarlemmermeer. For a roof renewal that is not trivia but the first thing to establish, because it decides which desk handles your application and which conservation policy applies.
The old core around the Kerkplein, the Ringweg and the Lagedijk is a protected village view. The buildings are narrow and low with steep roofs, usually clay pantiles, and with a roof plane that is almost entirely visible from a public road. That makes nearly every plane here a visible plane, and therefore one the council looks at.
Sitting on a dike beside water brings a second thing: the buildings are narrow and the facades stand close to the road, so scaffolding rarely fits comfortably around them. How material arrives and where the skip stands is part of the planning here rather than a detail afterwards.
What matters here
What matters in Spaarndam
- Two municipalities in one village: Spaarndam-West under Haarlem, Spaarndam-Oost under Haarlemmermeer.
- Protected village view in the old core around the Kerkplein, the Ringweg and the Lagedijk.
- Narrow low buildings with steep roofs whose planes are almost fully visible from the road.
- Dike position and little room around the facade, making scaffolding and delivery part of the planning.
- Clay pantiles as effectively the only covering permitted on the visible faces.
- Old roof structures with no membrane under the tiles, where the boarding itself was the water barrier.
Want to know what is actually on your roof?
The survey costs nothing, takes about an hour, and produces a report with a photo per roof plane, the condition of the deck and the insulation calculation. That report stays yours.
The local rules
Permits and conservation rules in Spaarndam
Spaarndam-West falls under the municipality of Haarlem, Spaarndam-Oost under Haarlemmermeer. The old core is a protected village view (beschermd dorpsgezicht). Which desk you need depends on which side of the lock you live, and getting that wrong is the most common mistake at this address.

Send it along and we will set it out beside ours
Send it along. We set out line by line what it does and does not cover, and that is often more useful than adding a third quote to the pile.
Indicative price per roof type
What a roof in Spaarndam costs
Amounts per square metre of roof surface. What explains the spread is in the third column, and what is not included follows underneath.
| Roof type | Per m2 |
|---|---|
| Flat roof, two layers of bitumen | € 65 to € 95 |
| Flat roof, EPDM | € 80 to € 120 |
| Flat roof as a warm roof, with 160 mm PIR | € 150 to € 200 |
| Tiled roof, clay, with new battens and membrane | € 95 to € 150 |
| Tiled roof with insulation between the rafters | € 170 to € 240 |
| Zinc roof plane or large valley gutter | € 160 to € 230 |
| Natural slate roof | € 180 to € 260 |
What is not included
Scaffolding, insulation, repair of a damaged deck, roof windows, and removing and refitting solar panels. All five appear as separate lines on the quote with a quantity and a unit rate, so that you can check them and strike them.
Why there is no fixed price here
Because we have not seen your roof. What makes a roof expensive is rarely the material and nearly always the access and the number of junctions. That is why the survey is free and the report is yours: then you can check what any quote is worth, including somebody else’s.

Questions
Questions about roofs in Spaarndam
Missing your question here? Pick up the phone. About your own roof something concrete can be said; about roofs in general the page above has it covered.
How do I find out which municipality my house is in?
Roughly by which side of the lock you live on, and definitively by your postcode. We look it up during the survey and put it in the report, because an application landing at the wrong desk costs weeks and nobody calls to tell you it is in the wrong place.
Is insulation allowed under a protected village view?
Yes. The protection concerns the appearance and not what sits underneath. What can matter is the depth: insulating from outside lifts the roof plane by several centimetres, and in a continuous terrace that shows. Then insulating from inside is usually the route, and that goes into the advice.
Where does the skip go?
That is a real question here. In the core there is rarely room for a skip at the door, so we work with smaller containers or a spot further along and a barrow distance. We agree that in advance and it goes into the planning, because it is the item that stalls a job in this village.
